How Our Pricing Works
- Base price: $400 for homes up to 1,000 square feet
- Over 1,000 square feet: just 10¢ per square foot, rounded to the nearest dollar

What We Don’t Do
We don’t believe in confusing “bracket pricing” or nickel-and-diming our customers. With TLC, you’ll never see added fees for things like:
- The age of your home
- The number of bedrooms or bathrooms
- Multiple HVAC units or electric panels
- Extra kitchens or features
Everything is included in your square footage price.
Why It Matters
Other inspectors often use bracket pricing — meaning your price jumps $50 or more if your home happens to fall just a few square feet over a bracket cutoff. At TLC, you only pay for the actual size of the home we inspect.
- A 1,001 sq. ft. home with TLC costs $400 (not $450 or $500 like others may charge).

Add-On Testing for Extra Peace of Mind
In addition to your standard home inspection, TLC offers optional testing and reporting services to help identify hidden issues and protect your family’s health and safety.
Pool/Spa Inspection
A visual, non-invasive inspection of the pool or spa structure, equipment and plumbing. Identifies visible defects, functional issues, and reports if pool/spa is operating properly. This is a limited inspection and not a replacement for a comprehensive evaluation by a licensed pool company.
Price to add: $50
Radon Testing
Radon is a colorless, odorless gas and a leading cause of lung cancer, and is a common occurrence here in eastern Tennessee. Testing uses specialized equipment left in the home for 48 hours and measures indoor levels to identify potential health risks and protect your family. Includes Radon Testing Report.
Price to add: $150
Indoor Air Quality (IAQ)/Mold Testing
Air samples are collected, sent to a specialized lab and analyzed to check for elevated mold spores or other air quality concerns. Pricing varies depending on room sizes, interior layout and scope of inspection. Please speak with us for details.

4 Point Insurance Inspection
A 4 Point Inspection is a separate report prepared for your insurance company that notes certain details about the properties: 1. Roof 2. Plumbing 3. Electrical 4. HVAC. This is not always needed, contact your insurance carrier to inquire if they will require one.
