  • Signs of moisture, settlement, or structural movement

  • Roofing materials, flashing, soffits, facias, skylights, and chimneys
  • Gutters and downspouts, roof penetrations (vents, stacks, mast, etc.)
  • At TLC, we walk every roof possible; when not feasible, we use a drone with high-resolution imaging for accuracy

Attic, Insulation & Ventilation

  • Insulation type and depth (R-value when visible)
  • Ventilation adequacy in unfinished spaces
  • Evidence of water intrusion or damage
  • Exhaust systems for bathrooms, kitchens, and laundry

Kitchen & Built-In Appliances

  • Range, cooktop, oven, disposal, dishwasher, built-in microwave, and trash compactor (if present)

Optional Add-On Services

While not part of a standard home inspection, pools/spas may be included and we offer additional testing for extra peace of mind:

  • Radon Testing – Detects elevated levels of radon gas.
  • Mold / Indoor Air Quality Testing – Lab analysis of air samples to identify elevated mold spores.
